Hire a Drone Pilot for Building Facade Inspection

Property managers do not need another ladder day to learn that a multi-story elevation is hard to see from the sidewalk. When you hire a drone pilot for building facade inspection, you are usually buying dated visual (and often thermal) coverage of cladding, sealants, glazing, and other envelope surfaces—so facilities, ownership, and the design team can prioritize what to open up next.

This is nationwide marketplace hiring guidance for owners, property managers, and facility leads. It is not a structural engineering stamp, a facade ordinance certificate, or a promise that the pilot is a licensed PE. If you need sealed engineering opinions, hire that professional and treat the drone package as condition imagery.

What you are hiring for

Typical goals when clients search hire drone pilot facade inspection:

  • Baseline photos of elevations before lease turnover, refinance, or capital planning
  • Close-looking visual coverage of cladding panels, joints, flashings, and parapets
  • Thermal passes that flag anomalous surface patterns for follow-up (moisture, missing insulation, air leakage clues)—not a lab diagnosis
  • Safer access than swing stages or repeated boom lifts for a first look
  • A shared image set for the PM, the roofer, the glazier, and the engineer who will decide what to open

Say which of those you need in the first message. “Inspect the facade” alone is ambiguous. Some buyers mean a full elevation gallery with labeled frames. Some mean a quick thermal scan of one elevation after a leak complaint. Those are different flights, different weather windows, and different deliverables.

Visual + thermal—without overselling either

Visual facade work is still photography and video with a plan: elevation IDs, overlap or orbit method, and enough resolution to see joint gaps, staining, displaced panels, and obvious damage. Ask for a shot list keyed to building faces (North elevation, courtyard, plaza level) so the archive is searchable six months later.

Thermal on an envelope is a condition aid, not a verdict. Emissivity, solar loading, wind, and indoor-outdoor temperature difference all change what the camera shows. A warm or cool anomaly is a reason to look closer—not automatic proof of a failed panel or a wet wall. Write that expectation into the PO so nobody treats a color palette as a structural report.

Indoor inspections, confined spaces, and occupied-floor interior envelope work are separate scopes. This post is about exterior facade / cladding / multi-story envelope from the outside.

What a useful deliverable looks like

Ask for:

  • Still gallery and/or video organized by elevation or grid, with date and building name on the package
  • Representative close looks on problem areas the PM already flagged (corners, penetrations, prior repairs)
  • If thermal is in scope: radiometric or clearly labeled thermal stills plus a short note on weather and delta-T conditions that day
  • A simple index (CSV or PDF) mapping frame numbers to elevations—not a dump of unsorted JPGs
  • Optional: annotated contact sheets for the ownership meeting, still labeled as imagery, not engineering conclusions

Do not expect the marketplace pilot to certify structural adequacy, life-safety compliance, or a municipal facade inspection program unless they are working under a licensed professional’s scope. Photogrammetry meshes and 3D models can help communication. They are still imagery products unless an engineer owns the interpretation.

If multiple vendors will use the files, ask whether you get downloadable originals or only a viewer link. Viewer-only is fine for a board meeting. It is not fine if the glazier needs full-resolution frames on Tuesday.

Questions to ask before you book

  • Part 107 current, and aircraft/payload fit for building height, wind exposure, and proximity to streets or neighbors
  • Visual-only vs visual + thermal, and what thermal will and will not claim
  • Experience on multi-story envelope work (ask for one prior facade or cladding sample set—not a sunset reel)
  • Airspace and local constraints: controlled airspace, stadium TFRs, dense downtown, and who coordinates roof or podium access
  • Insurance certificate naming your company or building owner if required
  • Who will be on site (PIC, VO if used) and how they manage pedestrian safety under the flight
  • Turnaround for the labeled gallery and any thermal set
  • Who owns the files after delivery, and retention if you need a year-over-year compare

Ask how they will ID elevations and floors so Frame 847 means something next spring. Consistency beats clever filenames.

Scope tips that save a reshoot

Share address, approximate height, number of elevations, cladding type if known, and any stay-out zones (helipads, crane paths, neighboring windows with privacy sensitivity). Mark known leak areas and prior repairs. Tell the pilot if scaffolding or swing stages will be on the building that week—those change both the picture and the flight path.

Weather matters more than people admit. Rain, standing water on ledges, and heavy solar load on dark cladding can wreck a thermal window. Write a scrub / weather slip into the PO so a blown thermal day does not become radio silence.

If an engineer or facade consultant is already retained, loop them in before the flight. They may want specific views, a grid, or control for later comparison. The drone hire still delivers imagery; the professional owns sealed opinions.

What this hire is not

This is not a PE structural assessment. It is not a facade ordinance filing, firestopping certificate, or waterproofing warranty inspection unless those professionals are in charge of that scope. It is not ALTA, boundary, or survey work. Keep the purchase order on envelope condition imagery: visual, thermal if scoped, labeled elevations, methods note.

Marketing video, roof-only moisture surveys, and indoor inspections are separate line items. Add them only if you want them priced.

How to write the job post

Keep the marketplace listing short. City and building type (office, multifamily, mixed-use). Height or stories. Elevations needed. Visual and/or thermal. Deadline. Request Part 107 certificate number and one prior facade or multi-story envelope sample. That package attracts operators who already fly buildings—and filters out reel-only flyers.

Nationwide buyers can post the same way. Local airspace and access still decide who can actually fly the date you want.
